    What landlords actually check at the walkthrough

    At the final walkthrough, the landlord compares the unit to its move-in condition, and cleaning is the deduction landlords take most often. Inspections tend to focus on five places.

    Inside the oven and refrigerator. Burnt-on spills, crumbs in the drawers, and a grimy door seal are the first things many landlords open.

    Bathroom grout, caulking, and behind the toilet. Dark grout lines, mildew along the caulk, and dust at the base of the toilet stand out right away.

    Inside kitchen cabinets and closets. Shelves should be empty and wiped, with no crumbs or sticky rings left behind.

    Floors and baseboards. Corners, the strip behind doors, and the outlines where furniture sat for years.

    Anything left behind. Trash, old food, and hangers, plus burnt-out bulbs and dirty filters, which a landlord checks too even though they are not cleaning work.

    When the crew finishes, take dated photos of every room and keep the receipt. Both matter if a charge is ever disputed.

    Can a landlord charge you for cleaning when you move out?

    In every state, a landlord can deduct only the actual, reasonable cost of cleaning that goes beyond normal wear and tear, and only what the lease and state law allow.

    Normal wear and tear is the aging that comes with living in a home: minor scuffs, faded paint, light dust, carpet worn along the usual path from room to room. A tenant does not pay to clean that.

    Cleaning beyond it is different. Grease baked inside the oven, a refrigerator left with food in it, soap scum and mildew in the shower, trash and belongings left in closets: that is what a landlord can charge for, at what the cleaning really costs.

A three bedroom home adds more floor, more trim, and a bigger kitchen, and a home with four or more bedrooms costs the most, because the checklist takes the most hours there.

    For an empty home, a move-out cleaning takes about two to four hours of crew time for a studio or one bedroom, four to six for two bedrooms, five to eight for a three bedroom home, and eight to fourteen hours or more for a large home.
